One workspace
for the whole portfolio
Rent, books, leases, maintenance and nightly lets in one place, with your existing records imported into it.
Why one workspace
Everything about a building, in one record.
Most operators are running six things at once: a spreadsheet per building, rent chased by phone, receipts that are really payment messages, and the only complete picture in somebody’s head. masqaniOne puts all of it in one workspace, and then does most of it for you.
Without masqaniOne
Six tools that do not talk to each other, and an hour of every week spent making them agree.
With masqaniOne
One workspace that runs itself.
- Rent billed, chased and matched without you
- Books, statements and reports always current
- Owners and staff each seeing their own part
- Every payment and document on the record
How it runs
From an empty room to money in your account.
Five steps, and every one of them is a screen in masqaniOne today. Nothing here is a plan, and nothing needs us to switch it on for you.
01
Add what you manage
The building, then the units inside it. Bring an existing portfolio across from your spreadsheet in one pass rather than typing it twice.
02
Fill it
Publish the vacancy to the Masqani marketplace, screen who applies, and put them on a lease. Or open the unit for nightly stays instead.
03
Let the billing run
Invoices go out on the lease schedule and reminders go out before the date, carrying what is actually owed including charges and fees.
04
Take the money
Tenants and guests pay with what they already use. The payment finds its invoice, closes it, sends the receipt and settles to your account.
05
See where you stand
Occupancy, collections, arrears and net income, current to the last payment. Owners see their own share of it without calling you.

Live on the marketplace
Change it here and it changes on the listing guests are looking at.
Step three, as it looks. A listing is born from the unit you already added, so the address, the rate and the guest limit are set once. The rate you change here is the one a guest is reading on the marketplace.
Start with one placeCollections
Get paid sooner, from as low as 3%.
Rent goes out on the day the lease says, the reminder lands before it is late, and the payment matches itself the moment it arrives. Money reaches your account faster because nothing is waiting on somebody to notice it did.
People pay with what they already use
Mobile money, card or bank transfer, from the phone in their hand. Nothing to install, no new number to remember, and no reason left to pay you late because paying was awkward.
Every payment finds its own invoice
The invoice closes, the receipt goes out, the ledger posts and the arrears figure is right, all before you have looked at it. This is the evening a week that most operators lose to reconciliation.
You keep more of it
3% on mobile money and 4.5% on card, and never above 5% on any plan. On Standard and Enterprise you can collect through your own paybill instead and keep the rail you already have.
Rent for Riverside 12B
Paid by mobile money
KES 45,000
September, due on the 5th
Matched on arrival
- September invoice closed
- Receipt sent to the tenant
- Ledger and arrears updated
Nobody reads a payment message and types a number into a spreadsheet.
In your account
KES 43,650
3% on mobile money, our lowest rate. The same rent paid by card lands KES 42,975 at 4.5%, because the card networks take their own share of that one.
The platform
Ten things it does, and one record underneath them.
Not a Western tool with M-Pesa bolted on the side. The calendar counts nights where the property is, prices are in shillings, and the payment is split the way money actually has to move here.

Who is in, who is arriving, and what is free.
The workspace calendar
Every place you let is a row, every stay is a bar, and dates you close yourself sit on the same timeline. Empty rows stay, because hiding a place with nothing on it answers “what is free” by leaving it out.
A cancelled stay leaves the calendar the moment it is called off, so nights that are free look free, and the dates are counted where the property is rather than where the browser happens to be.

MembersActivityBookings
Every stay across your short stay units.
A cancelled stay leaves the calendar the moment it is called off, so those nights can be let again immediately.
Bookings
Every stay across every place, with the unit on the row and the status in plain words rather than a colour you have to learn. Narrow it to one place and the address travels in the URL, so a question about a booking can be answered with a link.
Each stay carries its own message thread with the guest, so the conversation is attached to the booking rather than scattered across three inboxes.

Leases

Maintenance and tasks
What is broken, and what you owe the week.
Books and insight
The point is not features. It is knowing where you stand.
Fragmentation does not cost you a feature. It costs you the ability to answer a simple question quickly, and that is what these four are about.
You get paid sooner
Rent is billed on time, chased before it is late and matched the moment it arrives. Collection stops depending on somebody remembering to send a message.
You can see the whole portfolio
Occupancy, arrears, jobs outstanding and what is booked, in one place. No calling a caretaker to find out what is going on in a building.
You spend less of the week on admin
Invoices, reminders, receipts, statements and follow-up run themselves. The hours go back into finding tenants and looking after buildings.
You can prove what happened
Every payment, document, message and change is on the record. When an owner, a tenant or an auditor asks, the answer is already there.
Your team
Everyone in one workspace, each with their own view.
Your caretaker works the calendar and the jobs. Your finance manager works the books. Your owners see their own properties. They are all in the same records, so nothing has to be re-keyed or forwarded, and each of them sees the part of it that is theirs.
Everyone gets their own view
A caretaker gets the calendar and the jobs. A finance manager gets the books. An owner gets their own properties and nothing else. You decide it once, per person.
Tenant details are protected
Identity and contact details are encrypted where they are stored, and every look at one is recorded. Handling somebody’s documents properly is table stakes, and it is built in rather than configured.
Nothing happens off the record
Every payment, change, message and document is written down as it happens. When an owner queries a statement or a tenant disputes a charge, the answer is already there.
Your books survive a handover
When a manager leaves or a committee changes, the record stays with the business rather than the person. Nothing important lives in a phone or a private spreadsheet.

Who runs on it
One place, or two thousand doors.
The same workspace, seen through the lens of your operation. Start with the one place you have now and keep the same records when there are forty.
Independent landlords
Retire the spreadsheet. Rent bills itself, reminders go out without you, payments match themselves, and you can see who owes what from your phone in a couple of minutes a week.
Short-stay and BnB hosts
Run nightly lets properly: one calendar, guest messages attached to the stay, and money that settles to your own account. Keep long-term units in the same workspace instead of a second app.
Managers and agencies
Per-owner books, statements and distributions that reconcile themselves, an owner portal that answers the calls you would otherwise take, and a team that can be scoped so everybody sees their own work.
SACCOs and cooperatives
Property held for members needs books a committee can inspect and a record of who did what. Access is granted deliberately, member details are encrypted, and the log is written with the action rather than after it.
Corporate and enterprise
Developers, national firms and anyone running property as the business rather than a side holding. No cap on units or people, volume pricing on what you manage, and your own collection rails.
Something in between?
Most operators are a blend: a few long lets, a couple of places by the night, and a caretaker who needs one of the two. Set it up and see, the trial covers a real month.
