Everything you need to run property.
Seventeen capabilities over one record, so nothing is typed twice and the numbers cannot disagree with each other. Built around shillings, mobile money and the way property is actually run in East Africa.

Rent collection
Billed, chased, received and matched, without you in the middle.
Rent is raised on schedule, the reminder goes out before it is late, and the tenant pays with the money they already use. The payment finds its own invoice, the receipt sends itself, and the arrears figure is right the moment it lands. Nobody reads a payment message and types a number into a spreadsheet.
- Invoices raised on the lease schedule
- Reminders before the date, follow-up after it
- Mobile money, card and bank transfer
- Every payment matched to its invoice automatically

Payouts
Your money, into your own account, from as low as 3%.
Collections settle to the bank or mobile account you nominate. Mobile money is 3% and card is 4.5%, and nothing we charge on a collection is ever above 5%. On Standard and Enterprise you can collect through your own paybill instead, and keep the rail you already have.
- Settled to the account you nominate
- 3% on mobile money, 4.5% on card
- Never above 5%, on any plan
- Bring your own paybill on Standard and above

Stays and bookings
Let a place by the night alongside everything you let by the month.
Nightly rates, guest limits, arrivals and departures, and a message thread attached to each stay. A unit between tenancies can earn by the night without becoming a second business in a second app, and one calendar shows you both.
- Nightly rates, guest limits and bed counts
- Arrivals, in-house and departures at a glance
- A message thread per stay, guest to host
- One calendar across nightly and long-term

Listings and marketing
Fill an empty unit on the Masqani marketplace.
Publish a vacancy straight from the unit you already have, with the address, the rate and the photos set once. Enquiries come back into the same workspace, so the person who viewed on Tuesday is the applicant you screen on Thursday.
- Publish from the unit, never typed twice
- Photos, description and house rules in one flow
- Enquiries land back in your workspace

Properties and units
The buildings and houses, and every door inside them.
A property holds units, and everything else hangs off that. Add a building and fill it in one flow, or bring an existing portfolio across from the spreadsheet you already keep. Occupancy is counted from what is genuinely let rather than estimated.
- Add a building and its units in one flow
- Import units from a spreadsheet you already keep
- Occupancy counted, never estimated
- Residential, commercial, student, serviced

Tenants and screening
Know who is behind the keys before you hand them over.
Structured applications with identity and KRA verification and references, so a tenancy starts with a record you can stand behind rather than a phone call to somebody who knew them. Once they are in, their details are encrypted and every look at one is written down.
- Structured applications with a decision trail
- Identity and KRA verification
- Contact details encrypted at rest
- People and companies, both first class

Leases
Draft, sign, renew and terminate, tracked to the day.
A lease is created against the unit, signed where it lives, and carries its deposit, its term and its escalation with it. Renewals and expiries are surfaced before they arrive, so nothing lapses quietly and no deposit goes untraced.
- Digital leases with signature
- Deposit, term and escalation tracked
- Renewal and expiry surfaced in advance
- Move-in and move-out on the record

Documents
Papers filed against the record they belong to.
A lease, an inspection, an identity copy or a receipt is attached to the property, unit or tenant it concerns. Finding it later is opening the record rather than searching a shared drive by filename and hope, and the permission to see it follows the record.
- Attached to a property, a unit or a tenant
- Named, dated and typed on upload
- Reachable from the record itself
- Expiry reminders on the ones that lapse

The record
Maintenance and tasks
What is broken, and what you owe the week.
Two lists over one record, because what needs fixing and what you need to do are different questions asked on different days. Raise a job against a place, put a trade and a cost on it, assign it, and close it. The history stays with the unit rather than in a chat you scroll back through.
- Jobs raised against a property or unit
- Trade, cost and assignment on every one
- Plain tasks for what is not a repair
- A history per place, not a chat thread

Accounting
A shilling ledger built for property, not adapted from one.
Every shilling of rent, deposit, fee and expense posts to a real double-entry ledger, per property and per owner. The books balance because they are books, not a spreadsheet with a total at the bottom, and they are ready the day somebody asks rather than the week after.
- Double-entry, per property and per owner
- Deposits tracked and held separately
- Expenses against the place they were spent on
- Export when an accountant asks

Invoices and statements
Raised, sent, paid and reconciled in one motion.
Invoices go out on the schedule the lease sets, carry what is actually owed including charges and late fees, and close themselves when the money arrives. Owner statements come off the same ledger, so what you send an owner and what your books say cannot drift apart.
- Raised automatically on the lease schedule
- Charges and late fees applied to your rules
- Closed by the payment, not by hand
- Owner statements off the same ledger

Reporting
The numbers somebody is going to ask you for.
Occupancy, collections, arrears ageing and net income across the portfolio, current to the last payment received. Look at one building or all of them, and take it away in a form a board or a committee can read.
- Occupancy and vacancy over time
- Collections and arrears ageing
- Net operating income per property
- Export for a board or committee pack

Owner portal
Owners see their own numbers, and stop calling you for them.
A scoped, read-only window onto the statements, distributions and performance of the properties an owner actually owns. They see theirs and nothing else, which is fewer calls for you and more trust from them, without you emailing a spreadsheet every month.
- Live statements and balances
- Distribution history
- Per-property performance
- Scoped to what they own, and nothing more

People and roles
Your team, each with their own view of the business.
A caretaker gets the calendar and the jobs. A finance manager gets the books. You invite by email, pick a role, and adjust it person by person, so everybody has what the work needs and nothing they have no reason to see.
- Invite by email, accepted by the person
- Roles as a baseline, adjusted per person
- A caretaker never sees the books
- Removing access is one action, in one place

Resident messaging
Reach people where they already read.
Rent reminders, receipts, notices and announcements over the channels residents actually open, with every thread kept against the tenancy. When a question comes back six months later the conversation is where the tenant is, not in somebody’s personal phone.

- Broadcast announcements to a building

Automations
The chasing runs itself, and asks before it acts.
Arrears follow-up, maintenance triage and reminders run on a schedule you set. The platform proposes the action and you approve it, so the work happens whether or not it was on your mind that morning, and nothing goes out in your name that you did not agree to.

Activity
Who did what, and when they did it.
Changes are recorded as they happen, in the same breath as the change itself. When a question comes back about who cancelled a booking, changed a rate or opened a tenant file, the answer is already written down rather than reconstructed from memory.
- Recorded with the action, not after it
- Names the record it touched
- Sensitive reads recorded like changes
- Searchable when somebody asks months later
